Equity Ownership: Through related entities, we acquire the fee simple and leased fee ownership in properties as well as the operations of certain assets. Our investments are located throughout the United States.
Purchase-Lease: Through related entities, we acquire properties operated by high quality operators and lease them on a long term net basis to those operators through a variety of lease structures. We also invest in corporate sale-leaseback investment structures.
Joint-Venture Transactions/Portfolios: We have relationships with some of the largest institutional investors and most respected investment banks in the United States. We provide joint venture transaction structures for large portfolio investments that are often most conducive to institutional equity capital.
Mortgage Financing: We originate and acquire first deed loans and are often able to provide flexible structures that allow both our borrowers and us (or our investors) to participate in the improvement in a healthcare property’s business performance.
Senior Debt: On behalf of ourselves and investors, we acquire first lien debt investments secured by healthcare and other properties. These loans can include loans that are distressed or delinquent.
Mezzanine and Subordinate Debt: On behalf of ourselves and investors, we originate and acquire subordinate debt positions secured directly or indirectly by real estate assets. We also enter into equity-participating debt structures.
